Client: SyndiFi
SyndiFi is a Bucharest-based platform for investing in commercial real estate, authorised by Romania's Financial Supervisory Authority (ASF). Each project sits in its own SPV, backed by long leases with established retailers.
Velba Partners advises SyndiFi on retail schemes. Its flagship, Oradea Retail Park, turned a former factory site on Calea Bihorului into a retail park let to Lidl, TEDi, Pepco, Sinsay and Dr. Max.

Founded in Bucharest in 2018 to make the landlord–tenant relationship fair and transparent, and to bring data to decisions that are still too often made on instinct.
Andrei Velio, founder and managing partner, has spent close to a decade in Romanian retail real estate. He has asset-managed more than ten commercial centres and 100,000 m² of retail GLA, helped develop them, and built and reported annual NOI budgets of around €15M to investors.
Before real estate he worked in BI and product at eMAG and in data science, which is why his advice comes with numbers attached. A law degree and a master's from Maastricht University help when the small print of a lease matters as much as the rent.
